We don't believe in tear-it-down-and-replace as a default. Often 70% of a deck is structurally sound and the real fix is targeted — new ledger flashing, sister joists at the problem bay, replacement posts, and fresh decking on the failed runs.

You get a written scope with photos, options at different price points, and a recommendation based on what we'd do if it were our own home.

Sagging or bouncy decks usually trace back to undersized joists or improper spans. Pulling away from the house almost always means a failing ledger connection. Wobbly rails are nearly always a post-to-rim attachment issue.

We rebuild each of these to current Colorado code, with stainless or hot-dipped galvanized hardware rated for ACQ-treated lumber.

Pressure-treated #1 SYP for structural members, Simpson Strong-Tie ZMAX or stainless connectors, GRK structural screws, and Trex/TimberTech composite or kiln-dried cedar for decking — whichever fits your project and budget.

We never use bright basic screws, undersized lag bolts, or import-grade hangers. The hardware is the cheapest part of the job and the part that fails first when it's wrong.

A deck that's perfectly built for Texas will fail in Golden. Front Range snow loads (typically 30 PSF ground snow, higher in the foothills) demand specific joist sizing and beam spans. UV at altitude breaks down cheap stains in two seasons.

Our structural repair labor is warrantied for five years from completion. Trex, TimberTech, and Simpson hardware carry their own manufacturer warranties — typically 25 years on decking and lifetime on connectors.
