What it does

Catches water before it ever falls through.

Below-deck dry systems install between the joists and the decking. They collect rain that passes through the deck board gaps and channel it out to a gutter at the edge.

The result is a completely dry space underneath that can hold a patio set, hot tub, outdoor kitchen, or just become a shaded second living area.

Each system has tradeoffs. Trex RainEscape is the most popular and the most forgiving on retrofits. TimberTech DrySpace gives you a fully-finished ceiling. Color Guard works well on wood decks where you're keeping the existing boards.

We're certified installers for all three.

These systems are dramatically simpler to install during a new deck build — the troughs go in before decking. On retrofit jobs we have to pull the existing boards, install the system, and re-install the decking.

If you're already replacing your decking, adding the dry system at the same time is the obvious move.

You can finish the underside with PVC ceiling panels (looks like painted beadboard, completely waterproof), traditional cedar or pine beadboard with a stain finish, or just leave the system exposed for a more industrial look.

We do all three.

The water collected by the system runs to a gutter at the deck edge, then down a downspout to your existing drainage or out to grade with a splash block.

We size the gutter and downspout to the actual deck square footage and Colorado rain intensity (which can be brutal in summer storms).

A dry ceiling means you can install recessed LEDs, ceiling fans, speakers, and TV mounts. We pre-wire all of it during the install.

Many of our clients add a gas fire feature underneath after the fact — once it's dry, it's just another living space.

If you want to put a hot tub underneath an elevated deck, the framing above it has to be designed to keep water out and to support potential snow load buildup at the eave.

We handle the engineering and permitting.

What below-deck dry systems cost.

Retrofit dry system on an existing deck: $15–$25 per square foot of deck above. New construction add-on: $10–$18 per square foot. Add $8–$15 per square foot for a finished ceiling.

On a typical 16x20 second-story deck the all-in retrofit cost lands around $7,000–$12,000.

Does this work on first-floor decks?

Only if there's a usable space under them — typically walk-out basements or second-story decks.

Will the system collapse from snow?

Properly installed systems are designed for snow load. We engineer for Front Range conditions.

Can I add it without replacing decking?

Trex RainEscape can sometimes be retrofitted from below, but it's tight and labor-intensive. We'll quote both options.
